HMO Management FAQ

A traditional agent will charge between 5% - 8% to advertise your property, conduct viewings, carry out references and tenancy agreement.

Yes absolutely. Your statement of account will detail all tenants (rooms) who have paid minus any fees, maintenance, cleaning, compliance certificates needed. If you are a VAT registered company all amounts will be itemised to allow you to claim your VAT.
Property inspections are carried out every quarter, however our staff do visit your property weekly to carry out fire testing, emergency lighting tests and check communal areas. Our quarterly property inspection reports are sent to you for review also.
A HMO property requires more time management and patience and we understand that time is precious. Our property professionals are always on hand to assist with maintenance and emergencies. We recommend our excellent cleaners to carry out regular cleaning. This is to also avoid excessive wear and tear and report any immediate issues to us with pictures and / or videos.

When it comes to required repairs, each landlord is different to how they wish for it to be managed. Some wish to have an element of control and use their preferred contractors and some wish to delegate the task fully to the Managing Agent. Whichever method is your preferred, Cosy Resi bespoke services are on hand to assist. We can be the link for you and your approved contractor. We will arrange quotes, give the go ahead for the required works and arrange access to property and rooms on your behalf. Due to our many years in the business, we have built up a strong and respectable catalogue of approved contractors who are priced fairly, have excellent skill sets and carry out works on our own property portfolio.
We recognise the time and confusion of having several different service providers, along with the ever-changing rates for energy, broadband and property expenses. We can manage these expenses and usage for you and send you an itemized bill with all providers monthly costs on one invoice.

For us to lease your property, we use a commercial agreement typically for a term between 3 – 5 years which allows us to manage the property on your behalf.
Whilst we see this a very hypothetical, we understand the need to ask…as Landlords ourselves, we would definitely ask this question!

In the unlikely event of this happening, the rents received by our tenants are to be paid directly to you and they deposits are to remain in the Deposit Protection Scheme until they vacate.
We pay you the same date each month regardless of when our tenants pay us their rent.
Absolutely not, our tenant’s payment schedule does not affect us paying you in any instance.

Property inspections are carried out quarterly, so we are very efficient on spotting changes in the property. Our cleaners attend regularly also and are our ‘eyes and ears’. Our staff do visit your property weekly to carry out various tasks such as: fire testing, emergency lighting tests, meter reading and informal checks of communal areas. Our quarterly property inspection reports are sent to you for review also. You are also very welcome to attend the property with us.
Like conventional property management, we will always keep you involved with required maintenance. Your financial responsibility will remain for usual things a landlord would be, although all arrangement of quotes, access etc will be organised by us.

Many of our landlords do request that we proceed with works under a certain amount without bother to them, just clearly expense the works on their monthly statements, whilst some wish to be involved at each step, We are very happy and able to bespoke your service to which way you require.
Yes! We have many contractors / tradesmen on file but we would be happy to use your own providing they are fully insured and legally certified.
As we are your tenant, any damage caused by our tenants then it becomes Cosy Resi cost. In the event the fault is beyond our scope of responsibility, we will inform you with urgency to resolve the issues efficiently.
